Our Role: Mechanical & Electrical design

The project involved the refurbishment of Circa 5000 m2 of commercial office space over 3 office Blocks, over 3 construction phases. Through close collaboration with our Client TII and the Design Team the 3 office blocks have been fully refurbished to modern standards. Energy efficiency and sustainability were clear priorities for the client on this project.

Energy Efficiency:

This has been achieved with the following mechanical and electrical design solutions:

• High efficiency gas fired condensing boiler/s plant.
• High Efficiency air cooled liquid chillers plant.
• High efficiency fan motors with lowest feasible fan power
• Variable speed technology on all fans and pumps.
• Low flow water efficient fittings
• Heat Recovery on all Mechanical Plant
• Heat Pump technology providing Cooling to all comms rooms.
• Water Side Fan Coils unit technology for both heat and cooling c/w D/C motors.  
• 2 Port pressure independent control technology to all water side Fan Coil Units
• Energy-efficient lighting (LED) utilised throughout.
• Presence detection utilised in corridors, offices, stores, etc. to minimise energy wastage.
• Lifts utilise energy-efficient variable speed drives.
• Energy and water metering utilised to keep management informed on usage patterns, including water and electricity sub-metering of significant energy end users.
• Building Management System utilised to inform management on energy consumption, space heating, water temperatures, etc.

• General Power and Emergency Lighting.
• Full HVAC throughout the building.
• Hot & Cold-Water services.
