Our Role: Mechanical & Electrical Design

This project consisted of a 10-storey, 113-bedroom hotel as well as a public bar, restaurant, full commercial kitchen, and reception area with a GFA of 4651m2. Practical completion was February 2023. Energy efficiency and sustainability were clear priorities for this hotel and the project dedication to excellence is exemplified by the BER A2 energy performance rating achieved as well as the BREEAM Excellent certification making it the most energy-efficient and environmentally friendly hotel in Dublin, if not in Ireland, to date.

Energy Efficiency:

This has been achieved with the following mechanical and electrical design solutions:

• Heat Pump technology used for water heating with gas fired water heating used only as a backup for peaking requirements.
• High efficiency fan motors with lowest feasible fan power
• Variable speed technology on all fans and pumps.
• Low flow water efficient fittings
• Heat Recovery on all Mechanical Plant
• Hybrid VRF Heat Pump technology providing Heating and Cooling to all bedroom areas.
• Heat Pump Technology to all common areas
• All electric kitchen
• Energy-efficient lighting (LED) utilised throughout
• Presence detection utilised in corridors, offices, stores, etc. to minimise energy wastage.
• Lifts utilise energy-efficient variable speed drives.
• Energy and water metering utilised to keep management informed on usage patterns, including water and electricity sub-metering of significant energy end users.
• Building Management System utilised to inform management on energy consumption, space heating, water temperatures, etc.
